This website has an undisclosed policy of flagging registered users without any prior warning for violating the terms as a commercial user. We are not commercial users and we contacted the company to report that the suspension they imposed on our "Watch List" was unwarranted, as we have been attempting to see where we can move when my husband turns 55. We started our research in advance and forgot to delete communities out of our watch list. Without any warning, it triggered an account lock. None of this would be so bad, except that I wrote in several months ago because their web form instructs such users to call or email them to "prove" that you are not a commercial user. The problem is, there's no way to prove a negative. You can't convince anybody there that you ARE an individual so they respond rudely and/or ignore such requests. MHVillage is about the only game in town when it comes to showcasing mobile homes and manufactured home communities throughout the nation. I really wish they had a strong competitor because the people that run this website are sending the wrong message to people who are serious about doing their homework. It is not feasible to track over time whether a community jacks around their rent or has a high turnover rate or a poor ability to resale units when attempting to do so will fill up your watch list capacity and therefore trigger a lockout. When I attempted to inform the website administrators that my spouse and I are NOT commercial users, I got nowhere. What makes this so needless as a policy is that a real commercial user could simply register under a different name and email address. The only people they're turning away are legitimate manufactured home shoppers. For those who are looking to advertise a mobile home for rent or for sale, my suggestion is to make use of mainstream real estate websites that also sell rent and sell single family homes and condos. MhVillage is run by some very idiosyncratic people who don't seem to care that they are sending the wrong message. Apparently it doesn't occur to them that some of their registered users are tracking communities outside their home area in advance of a long-distance move or that others may be doing preliminary research until such time they turn 55 and can buy into a senior mobile home community. It also doesn't seem to occur to them that it is also possible for a registered user to simply forget to remove a community from one's watch list. All of these are legitimate reasons why, over time, a user's account may contain a lengthy list of "bookmarked" communities. But don't tell that to the admin at MHvillage. I've attempted twice now to resolve this matter. They don't care. Don't bother registering for this website unless you already know exactly where you want to move. If you're out of the area and you think you can bookmark communities rather than drive all the way over just to get an initial feel for the place, rethink how you use this website. You are simply better off getting in your car rather than attempting the "track by web" approach.
